The Boro

Objective

The Boro is an $850M mixed-use development in the highly sought-after Tysons, VA market, featuring 250,000 SF of retail, 677 apartments and condos, and 1M SF of office in Phase 1. Engaged in 2013, H&R played an instrumental role in guiding the retail design, merchandising, and plan execution to resonate with elite retail concepts, targeting upscale anchors, top-tier F&B, and a diverse range of retailers.

Results

H&R’s early role informing the property design vision and the team’s sustained leasing efforts yielded an outstanding and dynamic retail mix that has solidified The Boro’s reputation as a regional jewel. The project opened in 2020 at an impressive 86% leased GLA. Notable wins include landing Whole Foods Market’s largest East Coast location and Showplace ICON Theatre’s only DMV location. H&R has secured a strong lineup of F&B including North Italia, Flower Child, Bluestone Lane, Circa, Paris Baguette, and Jeni’s Splendid Ice Creams, and retailers including Paper Source, Ethan Allen, The Shade Store, TileBar and F45 Training.
